These Terms of Service ("Terms") govern your use of the Lindsay's Signature Notary ("LSN," "we," "us," or "our") website and notary services. By booking an appointment, submitting a form, or subscribing to The Notary Note, you agree to these Terms.

1. Our Services

LSN provides mobile and Remote Online Notarization (RON) services, including but not limited to notarization of powers of attorney, estate planning documents, healthcare directives, affidavits, real estate and loan signing documents, and apostille support, for individuals, law firms, and businesses in Florida.

2. Not Legal Advice

LSN is a licensed Florida Notary Public. A notary public is not an attorney and is not authorized to practice law, draft legal documents, or provide legal advice. Nothing on this website, in The Notary Note newsletter, or provided during a notarization appointment should be construed as legal advice. If you need legal advice, please consult a licensed attorney.

3. Appointments, Fees & Cancellations

  • Fees for notarial acts are charged in accordance with Florida law and are disclosed prior to your appointment.
  • Appointments cancelled with less than 24 hours' notice may be subject to a cancellation fee based on service type.
  • A $35 deposit is required for Apostille appointments and appointments booked online.
  • Travel fees for mobile appointments are built into the estimate provided before your appointment is scheduled.

4. Client Responsibilities

To complete a notarization, you agree to:

  • Provide valid, government-issued identification as required under Florida law
  • Appear personally (or via live audio-video for RON) and sign voluntarily, without duress
  • Have documents ready and complete, apart from the notarial certificate, prior to the appointment
  • Arrange any required witnesses in advance where applicable

LSN reserves the right to decline any notarization where identity cannot be verified, where the signer does not appear to be signing knowingly and voluntarily, or where completing the notarization would violate Florida law.

5. The Notary Note Newsletter

Content published in The Notary Note is provided for general informational purposes only and reflects our understanding of publicly available legal and regulatory sources at the time of writing. Laws change frequently — always verify current requirements with the National Notary Association, your state's Secretary of State, or a licensed attorney before relying on newsletter content for a specific transaction.

6. Limitation of Liability

To the fullest extent permitted by law, LSN's liability arising from any notarial act or use of this website is limited to the fees paid for that specific service. LSN is not liable for indirect, incidental, or consequential damages arising from use of our services or website.

7. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles.

8. Changes to These Terms

We may update these Terms from time to time. The "Last Updated" date above will reflect the most recent revision. Continued use of our services after changes are posted constitutes acceptance of the updated Terms.
